  • Do the water front lots extend to the water?
    • Yes, they actually extend all the way out into the water. This insures that property owners will always have access to the lake.
  • Can you have private docks?
    • Yes, any lot with a minimum of 100’ of water front is allowed to have a dock. All docks must be permitted by American Electric Power and are subject to the Shoreline Management Plan.
  • What type of docks are allowed?
    • Most docks on Leesville Lake are floating docks. Many owners are installing aluminum floating with a variety of different options. There is a dock builder on the lake that can drive pilings in the lake.
  • What are the homeowner association dues?
    • The dues are currently set at $150/year.
  • What access to the lake will the off water lots have?
    • A community day dock and private boat launch with its own access road will be available for off water lots. An outside boat storage facility will be available. This will allow all lot owners to store boats in a secure are
  • When will the roads to Phase I be completed?
    • The scheduled completed date is May 2007.
  • Are the roads state maintained?
    • All roads have been approved and bonded. The roads will be turned over to the Virginia Department of Transportation as soon as the required number (determined by VDOT) of homes are constructed.
  • How many lots are there?
    • 18 Waterfront and 50 Water Access, ranging in size from .5 acres to 9 acre tracts.
  • What are the local real estate taxes?
    • Falcon Ridge is located in Pittsylvania County, Virgini Taxes are based on 100% of assessed value and for the Year 2005 the rate was set at $0.48 per $100 of accessed value. For example, for a $150,000 lot with a $350,000 home, total investment would be $500,000. Taxes on this $500,000 would be only $2400 per year.
  • Are there public utilities available?
    • All water and sewer will be private systems on each lot, provided by the lot owner. All lots have a Virginia Department of Health approved septic system for a 3 bedroom home and an approved well location. Reported electrical bills for a 2,000 square foot home run between $120-140 per month.
  • Is there a restriction on when the lots must be built on?
    • No, owners are not required to build in any length of time.
  • Are there restrictive covenants?
    • Yes, all lots are subject to a recorded set of covenants. Homes must be a minimum of 1,600 square feet, exclusive of garages and porches. Trailers, mobile homes, motor homes, garages, tents and or other temporary structures are not allowed. Architectural review is required prior to any construction. Site may be combined to form larger sites, but may not be further subdivided.
